Of property viewers

Well, our flat sat on the market doing exactly nothing for a month, when a fortnight ago we finally had our first viewer, an older lady with her son.

They gratified us by walking round and admiring everything:  how big the rooms are compared with other flats! And isn’t it quiet!  But so near the seafront!  And a 10 minute walk from shops and railway station too!

We thought it looked promising, until I got a phone call from the estate agent.  What had we said about the absent freeholder?? Because it had really put off the buyers!

Which upset me for the rest of the day, but I did find out that absent freeholders/landlords are quite a common phenomenon, and what you do is simply buy an Absentee Landlord/Freeholder Idemnity policy.

Two weeks later we finally hear from the viewers:  the lady loved the flat, but didn’t want to be on her own in the building (there are only 3 flats and the other 2 are second homes) for security reasons.  Which was disappointing, but understandable.

Then at 2.15 this afternoon the agents phoned.  Could a couple come and view at 3pm??

Wot?!  We raced round at top speed, Hub and I:  we tucked things in drawers and cupboards and did a lightning tidy.  By 3pm he was calmly playing the piano.

The couple again were delighted with the flat, especially that it is at the bottom of the hill.  They want to buy a holiday place for the whole family, especially their Mum and Dad – hence the bottom of the hill being important, as it is for us!  They are going home to shortlist, then their parents will come and view the shortlisted flats.

Will we make it onto the shortlist?  Watch this space …

  1. Cautiously nibbling nails – when’s the next instalment, can I binge because the tension! (Property sales/purchases are a stressful hurry up and wait business)
